The expertise Charter on real estate estimate
The latest version of the expertise Charter on real estate estimate was introduced in 1998 in Paris. This h andiwork, elaborated and signed by 14 associations of real estate experts, determines the general conditions of the exercice of expertise, includes a methodologic guide combined with a recommandations guide, precising deontologic principles. The Charter offers a substantial technical and deontologic synthesis. A working group from the COB drew similar conclusions.

Private expertise can be unilateral : the client wishes to know the venal value of a property when selling it, buying it or for successorial reasons.
It becomes “friendly” when all parts, on common agreement, entrust a mission to the expert.
It becomes judicial when ordered by a magistrate.

Investigations
By visiting the property, the expert will analyse :
- its composition
- its environment
- its value on the market
In order to do so, he’ll develop a database composed of recent sellings references, carefully selected in comparison with the property estimated and in adequation with the local market.
Methodology
After visiting, the expert will study all the relevant documents related to the property (land registry, property title, building sheet, rules) to accomplish his mission. He’ll analyse the good by confronting it to his most recent conclusions in regards with regarding a similar market. He’ll then prepare fully detailed assesment. This rapport, depending on the type of entrusted mission, is composed of :
